Can a foreigner own land along the coast of Mexico?

· Yes, any foreigner can constitute a Fideicomiso or Bank Trust (the equivalent to an American beneficial trust) through a Mexican bank (we often use the Scotia Bank in Huatulco) in order to purchase real estate in Mexico.

· To do so, the buyer requests a Mexican bank of his/her choice to act as the trustee on his/her behalf.

· The bank obtains the permit from the Ministry of Foreign Affairs to acquire the chosen property in trust.

· The Fideicomiso (bank trust) can be established for a maximum term of 50 years and will be automatically renewed for another 50 year period.

· The foreign buyer has all the benefits of a direct owner, including the possibility of leasing and trasferring property rights to a third party.

· In a nutshell…the bank trust gives you the same rights as any buyer …but instead of holding the title in your hand…the title is held at a bank in your name…you are free to sell or rent or transfer ownership.

How long does it normally take to build a house in Huatulco?
